Suffolk County Regulation

Is Your Property Required to Upgrade to I/A OWTS?

The Law Since July 1, 2021

Under Article 6 of the Suffolk County Sanitary Code, all new residential construction in unsewered areas requires I/A OWTS. Major reconstructions, where project costs exceed 50% of the property's market value, also require an upgrade. Adding more than five bedrooms with an expanded footprint triggers it too.

Why Nitrogen Reduction Is Mandatory

Traditional cesspools pass nitrogen directly into groundwater untreated. With 360,000 homes on individual wastewater systems across Suffolk County, nitrogen pollution is the primary cause of algal blooms, beach closures, and shellfish industry losses across Long Island's bays.
I/A OWTS systems actively treat wastewater using biological processes, removing up to 70% of nitrogen before it reaches the groundwater, compared to zero reduction from a conventional cesspool or standard septic system. That's the core reason Suffolk County, the NYSDEC, and the Long Island Nitrogen Action Plan (LINAP) have made these systems the required standard for new construction and major renovation projects.

Up to $30,000 in grants available

Through the Suffolk County Septic Improvement Program (SIP), eligible homeowners can receive combined State and County grants toward the full cost of their I/A OWTS installation. Rescue Cesspool & Drain is a certified installer, we handle the permitting, installation, and can walk you through the grant application from start to finish.

Terrible service and overpriced! They did not wanted to dig and broke the cover of the cesspool to install a tube to drain it. I have to pay $2,000 to make a new cover for the cesspool! Beware this people is not professional and they are over priced!

Peter and his crew were great. Just bought this house built in 1960 and we had no idea where the cesspool was. Welp they found it. They cleared. They built a better system around it. And taught us new things. Highly recommend.
